SERVICES WE PROVIDE
RESIDENTIAL REAL ESTATE LISTINGS (Seller’s Agent): We represent both Seller’s and Buyer’s of residential properties (1-4 residential units). For Sellers we assist you in determining a “fair market value”, assisting you in getting your property ready for viewing and sales, designing the marketing plan, listing your property on the California Regional Multiple Listing Service and listing your property on the Internet at numerous real estate sales sites. We then monitor showings, provide you regular feedback and assist in reviewing all offers submitted to you. We then assist you with negotiations, work you through disclosures, inspections and the escrow process. Our goal is to try to make this all as painless as possible for you. These services are provided by Davis Team Real Estate Group and our affiliated company AFG Realty. There are seven full-time agents between these two affiliated companies and we are growing.

RESIDENTIAL REAL ESTATE PURCHASES (Buyer’s Agent): We assist you in determining the profile of the property that meets your living needs, lifestyle and budget. If you require financing, we can assist you in finding a loan through vendors we have had past success with in getting loans at great rates. (We do not get compensated for this service). We assist you in drawing up the offer, negotiating the offer with the Seller in an attempt to get an agreement. If we don’t get an agreement, we move on to other properties. If we get an agreement we assist you with reviewing the Seller’s disclosures, the Preliminary Title Report, conducting inspections and working you through the escrow process. Finally, we guide you on getting utilities turned on and getting moved into your new home.
If we are dealing with “short sales” or lender owned foreclosures (REO’s), we have considerable experience handling these types of transactions from start to finish.
RESIDENTIAL AND COMMERCIAL PROPERTY MANAGEMENT: We list and lease both residential and commercial properties for a fee (Fees are negotiable) when the property is leased. We assist you in determining a fair market price for your property, getting the property ready for showing, getting the property properly advertised, write up and negotiate contracts and get it leased. If property managed, we collect rents, handle notices, respond to and handle property emergencies, repairs and conduct periodic checks on your property for a percentage of the monthly/annual rent. We conduct monthly accounting and send rent and statements to you each month. We use state-of-art Internet software to assist us in managing your property, maintaining records and processing your rental income. All of this is handled and managed by our property management company, AAA Property Management and its nine full-time employees. All of our Property Managers are licensed real estate agents. This company has been in business for nine years and manages over 450 properties in the Morongo Valley Basin (Yucca Valley and surrounding communities), Coachella Valley (Palm Springs and surrounding communities) and the San Gorgonio Pass (Banning, Beaumont and surrounding communities).

BUSINESS BROKERAGE: If you own a self storage business, restaurant, plumbing business, motel, hardware store, etc., we will assist you in getting your business sold. We will do this all while keeping you and your business confidential from all but serious and qualified buyers. We will assist you in getting your business ready to sell so that it looks good. Your actual net income and/or discretionary Seller’s spending can be determined in order to place a proper value on your property. Often, we require the services of sophisticated Valuing Companies, their accountants and software for this service. Once a value and price is determined, we then market the business through the many Internet sites especially designed for business sales and the National Association of Realtors website – all along keeping many details confidential.
We then screen inquiries, answer questions and then provide details to serious buyers once they have endorsed and submitted a confidentiality agreement. We then accept offers, discuss and explain them to you, negotiate with the other side until either the buyers walk away or an agreement is reached. We then assist you with all the disclosures, an exact definition of what is being sold (stock, assets, etc.) and once total agreement is reached, escrow is opened with an escrow officer experienced in handling such transactions. We then assist in getting leases of property, equipment transferred to the new owners along with making certain that they are properly insured and prepared to take control of the business at the close of escrow with minimal business interruption. We are usually paid by sales commissions, normally 10 – 12 % of sales price. We may also be compensated through renegotiations of real property leases and an hourly rate or flat rate for consulting when getting the business ready for sale. These types of transactions are normally handled by Charlie Davis (Realtor Associate) at the Davis Team Real Estate Group.
AAA PROPERTY WATCH SERVICES: Who is watching your home when you are away? Did you shut off everything? Prepare the water heater? Set the alarm? Any one of a number of things can go wrong when you are away. We will check on your property as many times a week as you want, send you reports by E-Mail along with photos and/or video if necessary on the current condition of your property, its surroundings and its contents. We have a 25 point checklist for this. We can also customize the watch with you, including starting motors, cars, and so forth. This is done by employees who have past experience conducting property inspections for public housing agencies, law enforcement and contractors. We can’t guarantee that something bad won’t happen to your property. We just know that we will find it and put a stop to the problem in a good faith attempt to limit the loss or damage based upon the frequency of checks that you have requested. This is a very important service for those of you who travel a lot or who only live in the region during certain parts of the year. Call and arrange for a walk-through and quote for services. Ed Canadas also owns Desert Willow Management, Inc., that does business as (dba) AFG Realty, and AAA Property Management. Ed worked for the Monterey County Housing Authority for 29 years in property management, maintenance, inspections and compliance. There, he was responsible for over 1,200 properties of different types, ranging from high-rise apartments, HOA controlled communities, to Carmel Valley converted resorts, single and multi-family housing including housing for agricultural workers. Prior to working for the Housing Authority he was a “caretaker” of a very large multi-million dollar Carmel Valley Ranch Estate. He has vast experience working with HUD, Section 8 Properties and Regulators at all levels of government. Needless to say he has vast experience in getting properties repaired, asking for bids and managing the work to be done.
LISTING AND SALES OF COMMERCIAL PROPERTIES: We will assist you in getting your commercial property ready for sale, valuing the property (Often through a professional valuing service) and marketing it for sale through such websites as Loopnet.com (Largest Internet Commercial Property Listing Website), CommercialSource.com and the multiple listing service(CARETS). We will screen and show qualified buyers, review and negotiate any offers and assist you with disclosures. We will review inspection reports, research zoning and use and require the Buyer to do their own due diligence before closing the deal. We will work the transaction through escrow and at close arrange for turning the property over to the new owner. We are normally paid by a real estate commission, and for an hourly or flat rate for consulting time to get the property ready and advertised properly. .
BROKER PRICE OPINIONS (BPO’S) AND BROKER’S OPINION OF VALUES (BOV’S): Agents in our companies will assist lender-owners, property managers of residential properties to determine the value of their properties by performing Broker Price Opinion Reports with all price comparable data, reports and pictures in a timely fashion. They can also do the same on commercial property by performing the same tasks and duties by performing Broker Opinion of Value Reports. This price for this service is negotiated by our individual licensed agents. These fees must be paid to our Broker, who will then pay all but a small handling fee (normally $3.00 per check) to the agent for this service. Our Brokerage does this in order to make doing this work worthwhile for the agent and it enables the Brokerage the opportunity to get listings of foreclosed (REO) properties.
We are capable of providing many other services in sales and property management, including Land Sales. All these affiliated companies are licensed, insured and/or bonded in order to properly offer these services to you.
